Begin with a clear brief.
An off-plan property is purchased before construction is complete. The decision therefore involves both the proposed home and the route to receiving it: the documents, payment timetable, construction progress and expected handover.
Before speaking with an off-plan broker in Dubai, write down four things: what the property is for, your overall budget, your preferred location and when you want to use it. A primary residence, a second home and a rental property can lead to different choices even at the same price.
For a luxury home, add the details that would change your daily experience: privacy, arrival, views, outdoor space, layout and resident services. Separate essentials from preferences so you can compare projects consistently.
What to ask an off-plan broker.
A useful first conversation should make the purchase clearer. Ask for specific answers rather than relying on a headline price or a well-known project name.
- Relevant experience: which markets and types of property does the broker work with, and how does that relate to your brief?
- Identity and registration: ask for the broker’s full name, brokerage and registration details, and check these through Dubai Land Department’s official services.
- The recommendation: why does a proposed property fit your priorities, and what compromises should you consider?
- Information and fees: what is confirmed, what remains an estimate, and what fees or commercial relationships should be disclosed?
- Communication: who will answer your questions as you move from an initial enquiry to reviewing the purchase documents?
You can start independent checks through the Dubai Land Department website. Request current, project-specific documents before making a commitment.
Compare the full ownership picture.
Use the same headings for each property on your shortlist. Record the proposed layout, size, view, specification, payment milestones, expected completion and estimated ongoing charges. Identify which details are in the documents and which are promotional descriptions.
A payment plan is a schedule, not the full cost of owning a home. Ask for an itemised explanation of the purchase costs, any brokerage fees, service charges and optional services. Figures and terms need confirmation for the particular unit you are considering.
If timing matters, discuss how the expected handover fits your plans and what the purchase documents say about changes. Do not treat a projected completion date, rental return or future resale value as a certainty.
Look beyond the name on a branded residence.
Branded residences are a particular focus of JPDXB. The brand’s role can shape the design, hospitality or services, but the details need to be understood for each development.
Ask who operates the building, which services are included, what costs extra and how the brand’s role is described in the purchase documents. Then return to the fundamentals: whether the actual residence, location and ownership costs suit you.
